Can you buy with a VA loan and no down payment?

Many eligible VA buyers can purchase with no down payment. That does not automatically mean zero dollars due at closing. Closing costs, prepaid taxes or insurance, and any VA funding fee still need a plan. I help you compare the payment and estimated cash to close before you shop.

What might I pay at closing?

The total depends on your loan, property, location and contract. Lender and third-party closing costs, prepaid items, and the VA funding fee may apply. Seller credits or other permitted arrangements may help with some costs; your Loan Estimate and final disclosures show the details.

Will I owe a VA funding fee?

Some borrowers owe a one-time VA funding fee, while others are exempt. The amount varies by your circumstances. We can review your Certificate of Eligibility and estimate how the fee affects your plan.
